Kenmore 12,000 BTU Multi-Room Air Conditioner —

I purchased this unit after reading lots of reviews and trying to figure out the best size for my space.  It is in a 450 sq ft guest house built inside of a metal shop building with all walls and ceilings fully insulated and sheet rocked.  The unit defiantly can handle the space and keeps the area cool or cold (depending on how low I have it set).  As for pros/cons:

Installation - Pretty straight forward.  I have metal frame windows with brick ledges so the instructions were just a guideline.  I did appreciate the slide out of the unit so all that is left is the shell, which makes it much easier to center and attach to the frame.  The holdup legs on the back have plenty of strength; they just aren't very long so I had to cut some small pressurized wood blocks to get enough height for them to rest on.  Overall it took under two hours to get it installed and running.

Operation - Easy to understand controls and fairly quiet.  The controls are easy to use and the remote is a nice option.  The instructions are a page or two, so not overly complicated.  The energy save feature is nice, however the unit turns on every three minutes to 'check' the ambient temperature, if temperature hasn't risen it goes back into hibernation, otherwise it begins to cool to the preset temperature.  As for noise, it makes noise; however I have not had any issues with the unit rattling inside the frame as others have.  I don't notice much difference in noise between the three fan speeds.  In fairness, I have the unit in a room that is still under construction that has all hard surfaces (including fully tiled floor).  It has made the finish out much more tolerable in the hot Texas heat!  I suspect the noise will dampen once some soft surfaces are finally moved in (bed, couch, rugs, etc).
